Tony Biffignani was excellent! He represented us as buyers and sellers, and was able to get us an amazing house for under ask and to sell our old house well over ask. He has top notch negotiation skills. As a buyer, he was able to get the seller to complete all of our inspection repairs, even in a seller’s market, and made the process extremely easy and smooth. As a Seller’s agent he had excellent recommendations of what to do, and what not to do, to get the house ready for market, and he and his team priced the house perfectly and took excellent photos for the listing. Early last year Tony helped me purchase my first home. He was actually referred to me by a friend who he had already gotten into an incredibly nice place in the Benton Park area. I was impressed by the house that he had found for my friend, and used that as the blueprint for what I wanted to find for myself. Tony not only took into account the things I was looking for from my initial interest, but also worked with me as the things I looked for changed after a few different showings.
Keeping in mind the state of the market around that time, finding a place was no easy task. We ended up putting offers in on a couple of different houses, but having moved to Saint Louis recently, I was limited on how aggressive my offers could be. Tony kept at it though, updating me through email with houses he had found and setting up showings that worked with my schedule, at some point we were meeting for multiple showings on multiple different days during the week. Even though some of the homes we looked at didn’t quite check all the boxes that I had in my mind, none of them were disappointing. I could tell that he was committed to putting me in a nice place, in a safe area.
Eventually, Tony came to me with two locations that were in the process of being restored by a developer that he had worked with previously. Knowing that this specific developer produced high quality houses, he felt comfortable showing me the locations even though they were still under construction. Both of the places were amazing, but one of them really caught my eye. The price that the developer wanted for the property was a bit steep for what I was able to spend, but Tony set to working out a deal with them to bring them into the price range I was able to work with. After we had worked out a deal and gotten the property under contract, Tony took care of the heavy lifting. He recommended an engineering inspector that was not only friendly, but also incredibly knowledgeable about the older construction and restorations in the Saint Louis area. All of the other inspections were done by companies that he has used before and trusts to do a good job. Since the house was still under construction when we started under contract, Tony kept me in the loop on the progress of the house, and set up times for me to be able to check in on the work as it was being done.
Once everything had been finished with the construction, there were some minor details to work out with the AC system, and some equipment left behind by the construction crews, but once again Tony took care of getting in touch with the seller and made everything incredibly easy. It doesn’t stop there though. Since closing on my new home, Tony has made sure to frequently check in with me about how things are going with life in a new city, and to make sure that I’m still happy with the house. I would completely and totally recommend that anyone who is looking for a home, whether you’re new to the market or even more experienced, should work with Tony. In just a few months, he helped me go from having never thought about what it took to buy a house, to living in a home that I love.
